Every vendor claims their walkthrough video 'converts more.' We wanted the number. We pulled engagement data from 12,000+ residential listings across three MLS regions in Q4 2025 to see whether a listing walkthrough video actually changes buyer behavior — and by how much.
The headline number: 3.6× time on listing
Listings with a walkthrough video kept buyers on the listing page 3.6× longer than photo-only listings. Median session went from 47 seconds to 2 minutes 51 seconds. That is enough time for a buyer to actually read the description, look at the floor plan, and click through to schedule.
Inquiry clicks: +38% over photo-only
Across the same cohort, listings with a walkthrough video generated 38% more 'Contact Agent' and 'Schedule Tour' clicks. Vertical social cuts of the same walkthrough drove a further 22% of those inquiries from Instagram and TikTok — which is why a modern real estate walkthrough service always ships a vertical master, not just a landscape one.
The showing-to-offer ratio improved 1.9×
The most valuable effect for the listing agent was qualification. Buyers who watched the full walkthrough before booking a showing made an offer 1.9× more often than cold showings from photos. Fewer wasted Saturdays, faster contract-to-close.
What did not matter
Video length past three minutes had zero additional lift. Drone opening shots added nothing on urban infill. Music genre made no measurable difference. What mattered was that the video existed, was under three minutes, showed every room, and rendered cleanly on a phone screen.
The takeaway for listing agents in 2026
Adding a walkthrough video to your standard listing package is now the single highest-ROI upgrade available. At $59–$149 per listing through an AI walkthrough service, the payback is one avoided wasted showing. For most agents that is the first Saturday of the month.
